Landlords
What we will do for you:
- Act as a buffer between you and your tenants.
- Ensure the tenants are aware of your requirements.
- Ensure current rents are fair, we will review the rent annually, or 6 monthly if you wish.
- Ensure maintenance issues are dealt with promptly, arrange and instruct repairers as required, we will only pass on the actual cost of the repairs.
- We will inspect the property prior to a tenancy commencing, taking a photographic record, we will inspect at the end of a tenancy, and we will further inspect your property every three months. There are no charges for these inspections.
- We will issue tenancy agreements that protect all parties. We will also organise bond payments to all parties.
- We will complete credit checks on prospective tenants, and ensure they are screened thoroughly.
- Collect, monitor, and disburse rental payments.
- Appear at the tenancy tribunal should it be required on your behalf.
- Prepare a chattel list for you property and check this list regularly.
- Give you peace of mind in respect of your investment.
- We will visit your property with you prior to us commencing management, and discuss your requirements, any maintenance issues, and help establish a fair rental for the property.
How will we monitor and disburse the rental income?
Our rental account will be checked daily to ensure all rents due the previous day have been paid without deduction.
Tenants will be encouraged to pay rent using internet banking, rental received minus any actual costs incurred (newspaper advertising, maintenance charges) will be credited to your account the next working day.
We have a zero tolerance for non payment of rent, if the rent is not paid as agreed the tenant will be contacted the following day and arrangements made.
Statements will be emailed toy you monthly; along with copies of invoices, you will receive an annual statement for tax matters.
Tenant Selection
Selecting a suitable tenant is the most important task of a property manager. A good tenant will look after your property as if it was their own, and will pay the agreed rental at the agreed time.
We will meet all interested tenants at your property. We will require them to complete an application form and supply references. All references will be checked. We will complete a credit check to ensure they will be able to pay the rent.
W do not charge letting fees many tenants object to paying this fee, and it may mean your property would take longer to rent than normal.
We will only allow tenants that pass our stringent requirements to rent your property.
Fees and charges
- $899 incl GST is the annual fee for managing your property, this is payable in advance.
- We will pass on actual costs incurred (advertising in newspapers, maintenance charges, credit checks, and legal costs.
- We will charge $40.00 plus GST for inspecting and reporting to you on the condition of your property
- We will not charge commissions or fees for any other services.
This fees covers all the services listed under the section headed what we will do for you.
